BMS para edificios de oficinas

En edificios de oficinas, proporcionar un ambiente óptimo de trabajo además del uso eficiente de recursos, es de suma importancia. Solo si el empleado se siente cómodo, lo cual significa que las condiciones de iluminación, la climatización de la sala y la calidad del aire son buenas, puede llevar a cabo un excelente trabajo por un periodo más largo. Para no perder de vista una asignación óptima de los recursos disponibles, hay muchas posibilidades:

Control de una sala individual

Las distintas salas del edificio pueden controlarse de forma individual. Por ejemplo, la climatización de una sala solo está en modo confort si la sala está ocupada. Además se tiene que considerar el calor emitido por los dispositivos técnicos o el número de personas en la sala.

Control de la luz constante

Se puede conseguir un nivel de iluminación constante mediante la reducción o el incremento del nivel de luz artificial den función de la proporción de luz natural. De esta forma se evita un gasto innecesario de luz artificial y su coste asociado. Demasiada luz artificial también podría afectar el bienestar de los empleados, afectar a su capacidad de concentración, producir dolor de cabeza y agotamiento. Asimismo puede tener un efecto poisitivo el control de los cerramientos del edificio teniendo en cuenta la posición del sol, la situación climática actual y la sombra de los edificios cercanos.

Control en cada momento adecuado

Las programaciones horarias pueden evitar el desperdicio innecesario de energía. En la mayoría de los casos es suficiente el funcionamiento en modo económico durante las vacaciones o por la noche. Las salas de conferencias también pueden ser controladas de acuerdo a la ocupación de la sala.

Detección de Presencia para pisos, baños y antes de la entrada/salida

Las luces solo se encienden cuando una persona entra en un área determinada. Que se desactive automáticamente después de un cierto período puede ayudar a ahorrar recursos. Esto es razonable en las habitaciones que se utilizan en momentos puntuales o por períodos cortos.

Inclusión de contactos de ventana en el control de la calefacción

Cuando una ventana se abre la consigna de temperatura deberá pasar a modo protección. Simismo, el uso de histéresis evita el encendido y apagado permanente de la calefacción, al no encender la calefacción hasta que caiga por debajo de un valor mínimo. El ciclo de operación se alarga y se puede utilizar de manera más razonable.

Informes energéticos

Incluso si ya se han realizado diferentes medidas para la reducción de los consumos de energía, el análisis del consumo de energía puede ayudar a identificar potenciales fuentes de ahorro. Al definir una estructura de centros de costes organizada jerárquicamente, podrían detectarse los principales consumidores de energía dentro de la empresa. La evaluación de los valores de consumo con gráficos o tablas durante ciertos períodos permite una optimización a largo plazo.

Además de los requisitos complejos mencionados anteriormente, los sistemas existentes a veces tienen que ser integrados en el sistema de gestión de edificios. Por lo tanto, los sistemas de gestión de edificios con interfaces abiertas a los sistemas más comunes podrían ser de mucha utilidad. Por ejemplo, que permitan integrar la información de cámaras web o sistemas de control de acceso.

The project is located in the direct proximity of the center of Sofia. It is part of a modern business center and offers 13 400 m² of class A offices spread over seven floors, as well as 260 parking spaces for tenants' use.

The reason for using NETx MP Server software was to integrate all fieldbus devices using different communication protocols into a single BACnet IP system to make the relevant data available for BMS visualization.

Plural is a cooperative company that carries out the activity in the storage and distribution of medicines. It interacts upstream with the Pharmaceutical Industry and downstream with Community Pharmacies as suppliers and customers. This building is the new head office of the company located in Coimbra, and rehabilitated the old Beer Factory keeping the old facade of the building. It is made up of offices, warehouses, auditorium and refectory. With the use of a building automation software, it is possible to do all the control and management of the building in lighting, blackouts, HVAC, alarms and energy consumption, being possible to calculate consumption by each service through 69 meters and 33 cost centers.

This office building offers a flexible concept that has become very attractive for tenants with demands in adjustable workplaces. The electrical installation is a corner stone in flexibility since it gives the property owner the possibility to divide the functions for lighting, shading and climate control without any physical installations needed. Due to that reason most of the push buttons are wireless to avoid cables in the walls and the temperature sensors are placed in the ceilings. There are two redundant NETx BMS Servers taking care that no information or link to the Citect SCADA is lost due to simple hardware or power problems. The BMS Server also takes care of many energy calculation tasks due to its powerful scripting possibilities.

Sky Office is a business building in Zagreb, consisting of two towers with 22 floors and a four floor underground garage. With approximately 72,000 m2 and a height of 81 m Sky Office is Croatia´s first object of this size on which a concept of surface heating and cooling, ventilation and humidity control is applied.

The system for lighting and shutter control is KNX. The integrator used NETx BMS Server for central management, NETx Voyager for visualisation as well as NETx Shutter Control. NETx Shutter Control is system based on meteorological data, the position of the sun, time, geographical location and information about the physics of the building and its environment. NETx Shutter Control uses all this data to control shutters and blinds. A 3D model of the building and its surroundings simulates the influence of the sun on each element for every day of the year to ensure perfect shading.

GAMA is a large concern from Turkey, specialized in industrial (e.g. power stations, pipelines, bridges) and civil (e.g. hospitals, hotels, housing complexes) projects. The building complex was built as „Green Building“ and has already won an environment award called “LEED EB GOLD“ as well as the KNX Award 2014 in the category „Energy Efficiency“.

The integrator EMES Elektromechanical Ind & Trd. Co LTD. could realize remarkable savings in energy and water consumption through intelligent planning and implementation. The lighting is controlled automatically. Scene and brightness controller make sure that the lighting level is consistent. Presence and motion detectors are used for economical light on the parking space, at toilets and floors. During the night, a timer activates lighting scenes for security reasons. Visualizations are used for resolving technical problems and, if necessary, forwarding the data to mobile devices. To optimize the energy consumption, the consumption values of energy, water and gas meters are collected and analyzed. Furthermore, interfaces to CCTV, access and gate control are integrated in the building automation system. They can be controlled automatically.
